Other Details to Note

The Hot Tub is part of the Pool. Therefore, it is not possible to heat the Hot Tub all day without additional fees. During Months of May - November Hot Tub heat is on from 7pm until 10pm. Pool heat is needed and available in the colder months at $45 per day paid at the time of booking or anytime before the stay begins. It must be paid every day of the stay. If you require additional hot tub heat time please request hours for discussion and costs. All Heating fees for the pool or hot tub are non-refundable and the ability of the heat pump to maintain the desired temperature is based on outside temperatures.

House Rules

House Rules No smoking or vaping anywhere on the property. No parties or events allowed. Only registered guests are permitted. There is parking for a maximum of 4 cars on site. Please do not block the road — neighbors will report illegal parking to the police. Quiet hours are from 10:00 PM until sunrise. Pet Policy We welcome up to 2 pets (dogs or cats) with prior approval. Pet fee: $250 per pet, per stay (non-refundable). This fee must be paid at the time of booking. Guests who bring pets without prior approval or without paying the fee will be charged a $500 fine per pet. Please let us know the type, size, and number of pets when you book so we can approve them. Water Information All of our Vilano Beach homes use well water. The water is safe and tested, but it naturally contains sulfur which can cause a mild “rotten egg” odor, especially when first turning on the taps or using hot water. We have installed treatment systems to minimize this, but some odor may still be noticeable. Sewer System This home is on a sewer system. Please flush only toilet paper — no wipes, diapers, or feminine products. Windows & Doors Please keep all windows and doors closed at all times. The salty ocean air causes rapid corrosion on everything in the house. We receive alerts if doors or windows are left open for extended periods. Repeated violations will result in a $100 fine. Garage The garage is not part of the rental. Any attempt to access the garage will result in a $100 fine. Vehicles may not be parked in the garage even if access is obtained. Pool & Hot Tub The pool can be heated for $45 per day with a target temperature of 80°F. Please note there is no guarantee the temperature will be maintained if outside temperatures drop below 60°F. The hot tub is heated nightly from 8:00 PM to 11:00 PM from April through November. Requests for different hours or additional heating can be arranged. During colder months, heating both the pool and hot tub is $45 per day.

Neighborhood Welcome to peaceful, residential 13th Street in St. Augustine Beach, located directly along A1A Beach Blvd. Our two homes (201 & 203 13th Street) sit in a quiet, established neighborhood where nearly everyone else is a full-time resident. These are the only short-term rentals on the entire street, so you’ll enjoy a true neighborhood atmosphere instead of a busy tourist zone. Beach Access The beach is extremely convenient — just a very short walk across A1A to the dune walkover. You can be on the beautiful white-sand beach in under 2 minutes. This location gives you the perfect mix of quiet residential living with easy access to the beach, local restaurants, shops, and the St. Johns County Pier. Ideal for families and groups seeking an authentic coastal Florida experience.

Best Ways to Get Around For 203 13th Street in St. Augustine Beach (right on A1A): Walking to the Beach — Super convenient! The house is directly on A1A Beach Blvd, so the beach is just a very short walk across the street to the dune walkover. You can be on the sand in under 2 minutes. Ideal for quick beach trips, sunrise walks, or carrying gear. Car (Highly Recommended) A car gives you the most flexibility. Easy 15–20 minute drive to historic downtown St. Augustine, restaurants, shopping, and attractions. The driveway comfortably fits 3–4 vehicles. Rideshare / Taxis Uber and Lyft are readily available for trips to downtown or nights out. Bikes / Golf Carts Very popular option here. Rental companies can deliver bikes or golf carts directly to the house — great for exploring the beach neighborhood and Anastasia Island. Public Transportation Limited. The Sunshine Bus runs locally, but having a car or using rideshares is usually more convenient.
